PREC integrates University of Florida's assets to promote the adoption of best design, construction, and management practices in new residential communities that measurably reduce energy and water consumption and environmental degradation.



The University of Florida Program for Resource Efficient Communities (PREC) and developer GreenTrust, LLC partnered to create an environmentally friendly, master-planned community containing 88 resource efficient homes in Gainesville, Florida. The high energy-efficiency homes meet or exceed national and local standards for "green" construction, while green building technologies. Conditions, Covenants and Restrictions (CCRs) develop an organizational structure and guide the long-term practices of environmental responsibility and stewardship.

The first eight homes and the model center (serving as a PATH Field Evaluation Site) were designed and developed by PREC. Products used in the homes were chosen according to their environmental sensitivity, such as the absence of VOCs and toxic compounds, or products with high recycled-materials content. The homes include an inside-the-envelope HVAC system, insulated concrete form (ICF) walls, soft-coat low-E windows, and downsized compact HVAC distribution. The remaining homes will be built under cooperative agreements with custom builders. This site showcases the design, products and technologies of the model home.

With their green building systems, the homes will qualify for green financing. Fannie Mae will offer its Home Performance Power program to potential homebuyers in the Madera community. The program recognizes that lower operating costs from energy-efficient design and construction can result in added income for homebuyers. The program offers 100% financing on the supplemental costs of efficiency upgrades.
